Blog # 17- By the Time You Build, It Is Already Too Late
Architecture is not just about how buildings look. It is about the decisions that lock in environmental, social, and economic outcomes for decades.
The built environment is responsible for nearly 40 percent of global carbon emissions, according to the World Green Building Council.
Yet research consistently shows that between 70 and 90 percent of a building’s environmental impact is determined during the early design phase, long before construction begins. By the time a project reaches site, most outcomes including energy performance, material use, and lifecycle costs are already embedded.
This is where the challenge, and the opportunity, lies.
Global building stock is expected to double by 2060, adding the equivalent of a New York sized city every month, as highlighted by the International Energy Agency. Without a fundamental shift in how we design, this growth will significantly increase emissions, resource consumption and waste. The construction sector already generates approximately one third of the world’s waste, reinforcing the urgent need to rethink decisions at the earliest stages.
Concept design is where the greatest leverage exists. It is where architects and developers determine building orientation, passive design strategies, material selection, energy systems and integration with nature.
Studies published in journals such as Energy and Buildings and Building Research and Information highlight that early stage design decisions have the greatest influence on long term performance, cost efficiency, and occupant wellbeing.
When projects are rushed into construction without fully resolving design, risk increases across cost, program and quality. Rework, delays and inefficiencies often follow.
In contrast, projects that invest heavily in planning and design benefit from improved certainty, reduced lifecycle costs and stronger environmental outcomes. In simple terms, the most successful projects are 90 percent planning and 10 percent execution.
Sustainable development does not begin on site. It begins at the concept stage, where long term value is created and risk is reduced.
At Future Property Group, this principle underpins everything we do. Our EcoHomes are designed through an evidence based approach that prioritises performance, resilience, and regeneration from the outset.
By integrating passive design, advanced materials and nature positive systems early in the process, we create homes that do more than reduce impact. Our EcoHomes contribute positively to the environment.
These homes are designed to give back to the land, not take from it, supporting a future where buildings actively enhance ecosystems, improve human wellbeing and redefine what sustainable living can be.
The future of development will not be defined by what we build, but by how we choose to design it.
